Summary of the LTV in 2025: How much can you borrow if you buy a house this year? Here's the summary!
On March 20, 2025, the Bank of Thailand announced the relaxation of the Loan to Value (LTV) , which were previously strict.
In short, this announcement will divide the beneficiaries into two main groups:

1. Those buying a second house or later
Previously, a minimum down payment of 1020% was required.
But in 2025, 100% of the house's price will be available for loans.
(Depending on individual repayment capability)

2. First-time house buyers priced at 10 million baht or more
Previously, houses priced above 10 million baht could not be fully loaned.
But in 2025, 100% will be available.
(Second-house buyers in this price range still require a down payment.)

Of course, with this relaxation of LTV , those who will benefit the most will be those buying second houses or more. The general public buying first houses priced below 10 million baht will not be significantly affected or benefit from this change.
However, loan approval limits will be determined by each bank, taking into account individual income, debt burden, and repayment capability. Therefore, even with these new , not everyone will be able to get a 100% loan.
