Three types of land surveying.

Land surveying is a crucial step for those buying and selling land, just as important as checking the land title deed, price, and associated costs. It's a vital process that must be completed before any land transaction.

Why is land surveying important?
Land surveying verifies that the size of the land being bought or sold matches the size stated in the land title deed. The stated size may be higher or lower than the actual area.

Types of land surveying:
Land surveying can be requested in three cases:
1. Land subdivision surveying:
If a landowner wants to divide a large plot of land into several smaller plots, whether for sale, inheritance, or other reasons, they must submit a request for a new land survey to the Land Department. New land title deeds will then be issued to the owner for the subdivided plots.

2. Land title consolidation surveying:
If a landowner purchases adjacent land and wishes to consolidate it into a single title deed, land surveying may be necessary. The landowner must submit a request to the Land Department officials for a new land survey and the issuance of a new consolidated land title deed to the additional landowners.

3. Boundary Survey
If the landowner wants to know if the total area matches the title deed, and to determine the actual size of the land in rai, ngan, or square wa, including if boundary markers are missing,
the landowner must submit a request to the Land Department officials for a land survey. This will allow them to survey and re-stake the boundary markers if the original markers are missing, and correct the boundary numbers and land boundaries in the new title deed.
