Legal land filling

Before considering building a house on your own land, the first thing you need to study is the law regarding landfilling, which is a key component in home construction. Failure to do so could potentially impact neighboring land, causing damage.

Therefore, landfilling is regulated under the Excavation and Landfilling Act B.E. 2543 (2000). There are three main points to consider:



If the landowner is required to excavate

at a depth exceeding 3 meters from ground level, he must notify local officials (the Governor of Bangkok for Bangkok and the Mayor for municipalities) and proceed according to the design prescribed by the local officials.




If the excavation area is no more than 3 meters deep

but is located near the boundary of another person's land, at a distance less than twice the depth of the excavated pit, appropriate measures must be taken to prevent soil erosion from collapsing into the surrounding area.





Landfilling is higher than neighboring land.


If the landfill is to be excavated with a mound higher than the level of neighboring land, If the area of ​​the mound does not exceed 2,000 square meters, adequate drainage must be provided to avoid causing inconvenience to neighboring landowners.

Deeper than 3 meters: Notify local officials and excavate according to the prescribed design.
Deeper than 3 meters: Prevent soil erosion and prevent landslides into neighboring areas.
Higher than neighboring areas: Manage drainage to prevent inconvenience to neighboring areas.
