4 steps to solving the problem of noisy neighbors

One of the factors that affects a happy home is neighbors. One of the most common neighbor problems is noise, which is common in townhouses, duplexes, and condominiums, where only a wall separates the houses. This can easily lead to environmental pollution. Steps to Resolving Noisy Neighbors


Find ways to prevent noise from entering your home.
There are several ways to prevent or reduce noise levels, including:

Use sound-absorbing materials such as thick curtains, thick carpets, sound-absorbing panels, and wallpaper, especially thick foam-based ones, which can absorb and reduce noise levels.

Install built-in furniture. Building wardrobes, storage cabinets, and/or shelves against the adjacent wall can reduce the refraction of sound waves, significantly reducing the amount of noise entering the room.

Fix gaps to prevent sound from entering. Choose fully enclosed windows, such as fixed, swinging, or casement windows. Avoid louvered and sliding windows, which have gaps that allow sound to enter. For doors, use foam, rubber, or silicone sheets to seal the gap between the door and the floor.

Place your bed and desk away from walls or corners. The distance between the bed or desk and the wall will reduce noise transmission, resulting in less noise.

Plant trees around your home. Trees can block or reflect incoming noise. In condos, consider decorating your condo with real plants on the balcony, and artificial or real plants that will not compete for oxygen on the adjacent wall.

Negotiate and seek cooperation.

If the noise is so loud that the above solutions are ineffective, and your neighbors seem to be able to communicate, try addressing the issue by first explaining the noise problem. If you can communicate, ask your neighbor to reduce the noise or stop making noise late at night or during inappropriate times.

Seek assistance from the juristic person of your condo or housing development.

If you don't see a way to talk to your neighbor, or if you've asked nicely, you can resolve the issue by filing a complaint with the juristic person. The juristic person is responsible for managing problems within your condominium or housing development. The juristic person will notify and talk to your neighbors to reduce, reduce, or stop creating noise.

But if steps 1, 2, and 3 don't help, try addressing the noise problem with civil and criminal law.

According to Sections 420 and 421 of the Civil and Commercial Code, anyone who causes damage to another person's life, body, health, freedom, or any other right, in which case the neighbor's noise is considered to be disturbing their rest, affecting their health, and violating their right to peaceful residence, the court can order the neighbor to cease the noise behavior. The neighbor must pay compensation for any damages caused.

According to Section 370 of the Criminal Code, anyone who makes unreasonable noise and causes distress to others is subject to a fine of up to 1,000 baht. Under Section 371, if the noise threatens a large number of people, the person is subject to imprisonment for up to one month, a fine of up to 10,000 baht, or both.
