6 things you should know about parking in condos

Parking is one of the biggest headaches for condo owners. If you don't want to be one of those facing insufficient parking or high parking fees, you should understand these important factors before purchasing a condo.

Living in a condo that meets your parking needs early on is definitely better than having to solve your parking needs later by paying for another parking space and wasting time commuting back and forth between the parking spaces. If you don't plan on owning a car, you still need to consider parking, or you could end up paying exorbitant condo fees.

Factors to Consider About Condo Parking

1. Parking and Condo Price

Parking costs involve space and construction costs. Therefore, projects add these costs to the condo price. This means that the more parking spaces you have, the higher the condo price per square meter. If you don't have a car and aren't sure whether to buy one, there's no need to buy a condo with 100% parking.

2. Parking Space Ratio

Generally, a condo should have at least 40% parking space (calculation method = number of parking spaces x 100 divided by the number of condo units). This means that:

Large projects with a large number of units will also likely have a large number of units without parking. Especially large condos with inconvenient parking design and layouts can be quite chaotic during rush hour.

If parking is essential for buyers, a 50% or higher parking ratio should not be a problem for condos near the BTS Skytrain, as many condo owners rely solely on the BTS Skytrain. If a condo is not within a 15-minute walk of a BTS station, it's best to choose a condo with a higher parking ratio. Of course, a 100% parking ratio per unit guarantees parking for all units, but the price of the condo will be higher.

3. Unit Size

According to the Building Control Act, there are two methods for calculating the minimum parking space for condos:

Calculated based on usable area. In Bangkok, units with a floor area of 60 square meters or more must have one parking space per unit. Outside Bangkok, units with a floor area of 120 square meters or more must have one parking space.

Condo parking is calculated based on building size. Buildings with a built-up area exceeding 1,000 square meters and a height of 15 meters or more, or buildings with a built-up area exceeding 2,000 square meters within Bangkok, require one parking space for every 120 square meters of built-up area. Outside Bangkok, one parking space is required for every 240 square meters of built-up area.

For this reason, some projects grant parking privileges to buyers of condominiums of this size. Please check with project officials to confirm this privilege.

4. Residents and Location

If you own a car and plan to purchase one but don't have enough budget to purchase a condo with 100% parking, it's recommended that you consider the residents and location. Most condos in central Bangkok near the BTS Skytrain (except for expensive luxury condos) and expatriates who buy or rent condos don't typically use private cars and commute via the BTS Skytrain.

Popular areas for expatriates include Silom, Sathorn, Samyan, Rama IX, Ratchadaphisek, and Sukhumvit, particularly Ratchaprasong, Ploenchit, Nana, Asoke, Ekkamai, and Koreatown (Sukhumvit 12). If the condo has been completed for at least one year, it's recommended that you walk around and inspect the parking lot to verify its authenticity.

5. Parking Fees

Some projects also charge parking fees. These fees are used to manage the parking lot, such as security guards and parking system maintenance.

Therefore, if you have a rotating parking lot and don't have a fixed parking space, and you plan to park for an extended period of time, you may need to be aware of parking fees or fines for excessive parking. These regulations vary by condo. Residents should study the rules or inquire with the juristic person for clarification.

However, if a condo co-owner believes parking fees are excessive, they may propose a reduction in parking fees at the general owner meeting. This requires approval from at least half of the total number of votes.

6. Automatic Parking Systems

Over the past several years, many condo projects have implemented intelligent parking systems (mechanical parking or automatic parking), which lift cars up to a high parking level and automatically return them to the parking area. This solution addresses parking needs by utilizing vertical space instead of horizontal, saving space and increasing the number of cars.

At the same time, condo prices are also more affordable than horizontal parking. Currently, condos using this type of parking system are not limited to high-end condos, but also mid-range condos.

Can Condo Parking Spaces Be Leased?

Now, many people wonder: Can we rent out our condo parking space to others if we don't use it? The answer is as follows:

If the parking space is rotated or does not have a designated parking spot, it is considered common area, and co-owners cannot rent it out for profit.

If it is a designated parking spot, This will be stated in the condominium title deed (A.C.2), also known as the condominium title deed, as an accessory property. The unit owner will also own the parking space. Therefore, renting out condo parking spaces in this case is permitted.

It is recommended to rent to residents of the same condominium, as access to and from the project is more convenient, with keycard access available. It is also more secure than allowing outsiders to use the condo parking.

Trends of Reducing Condo Parking Space in the City Center

Land prices in Bangkok have risen to the point where condos in some central locations currently exceed 250,000 baht per square meter. Part of the construction cost comes from parking space.

Recently, the Bangkok Metropolitan Administration (BMA) City Planning Office is studying the details of reducing parking spaces in buildings and condos located in areas surrounding BTS stations.

The Building Control Act, which previously stipulated a parking space limit of 120 square meters per car, could be increased to 240 square meters per car. This would reduce construction costs and result in lower condo prices.

Parking space is only one factor in considering a condo purchase. Buyers should be aware of and consider other factors.
